Your Job Goes on Our South Bay Schedule

Santa Clara is booked through our South Bay team, the same crews that work San Jose and Sunnyvale every week. You call the South Bay line, you get a time slot on a local route, and the technician who arrives already knows how this city’s water and sewer systems behave.

That local knowledge shows up in the first hour. In Santa Clara the questions that shape a job are which part of town the house is in, because that decides how hard the water is, and whether there is a cleanout at the property line, because many older homes were built without one.

We cover the whole city, from the Old Quad near the university to the newer neighborhoods north of Highway 101.

What Makes Santa Clara Plumbing Different

Most of Your Water Comes From City Wells

Santa Clara runs its own water utility, and more than 60 percent of the drinking water comes from about twenty city wells. The rest is treated water bought from Valley Water and from the San Francisco Public Utilities Commission.

Where you live decides which one reaches your tap. According to the city’s 2025 water quality report, the SFPUC supply typically serves the area north of Highway 101, Valley Water serves mainly the southwest part of the city, and the wells serve the rest. Well water averaged 293 milligrams per liter of hardness, about 17 grains per gallon. The SFPUC supply averaged 60, about 3.5 grains. That is close to five times the mineral content, depending on the side of the freeway.

For most of the city, that means scale. It settles in the bottom of a tank water heater, coats the heat exchanger in a tankless unit, and wears out faucet cartridges and toilet fill valves ahead of schedule. North of 101, the same equipment lasts noticeably longer.

Many Older Homes Were Built Without a Cleanout

The city treats the cleanout at the property line as its access point to your sewer lateral, and it states plainly that some older homes do not have one. Without it, clearing a blocked line means going through the house, and every call costs more.

Owners can join the city’s own waiting list for an installation or hire a licensed contractor. We install cleanouts to the city’s requirements, permitted and inspected.

The Valley Floor Sank Under Older Pipe

From about 1915 until around 1970, heavy groundwater pumping caused the land across northern Santa Clara County to sink. Valley Water lists Santa Clara among the areas that dropped the most, and it names sewer systems and pipelines as infrastructure that subsidence damages.

The sinking has largely stopped, but laterals laid before it did can still carry the result: joints that pulled apart, sections that sag and hold water, and grades that no longer drain cleanly. A camera inspection shows which of those you have before anyone quotes a repair.

Your Pipes by Era

The Old Quad and the area around the university (95050).
The original street grid dates to 1866, with Victorian houses from the 1880s and 1890s and Craftsman bungalows from the 1910s and 1920s. Galvanized supply, cast iron drains, and clay laterals are still in service where nobody has repiped.

The postwar tracts south of the expressways (95050, 95051).
The city’s population grew fivefold in the 1950s, and most of its single-family neighborhoods were built in that run. Copper supply and cast iron drains are typical, and both are now sixty or more years old.

Rivermark and the newer housing north of 101 (95054).
Built mostly since the early 2000s. Copper or PEX supply and plastic drains. Hard well water is less of a factor here, and the calls are about water heaters and fixtures.
