We Come Down the 99, and We Work Both Sides of It

What Makes Elk Grove Plumbing Different

Elk Grove is a young city with an old core, and it is split down the middle by Highway 99. Which side of that highway you live on determines who supplies your water, how hard that water is, and what is most likely to fail in your house. Most plumbers who drive down here do not know that. We do.

Highway 99 Decides Your Water, and How Hard It Is

Elk Grove is one of the few cities in the region with two water providers inside the same city limits, and the practical difference between them is bigger than almost anyone realizes.

East of Highway 99: Elk Grove Water District and hard water.
EGWD has served this side of town since 1893, and it pumps local groundwater. The District’s own testing puts average hardness in this service area at 141 ppm, roughly 8 grains per gallon, with individual wells measured as high as 240 ppm. That is hard water by any standard. It is what scales the bottom of your water heater tank, shortens its working life, clogs aerators and showerheads, and leaves the film on the shower glass that never quite scrubs off.

West of Highway 99, or north of Sheldon Road: Sacramento County Water Agency and soft water.
SCWA supplies this side, blending its own groundwater with treated Sacramento River water. Average hardness here runs 44 to 55 ppm, roughly 3 grains per gallon. That is soft water, and it is about a third as hard as what your neighbors across the freeway are dealing with.

Same city. Same builders, in some cases. Three times the hardness on one side of the highway.

This is not trivia. It changes the advice. If you live in Old Town or anywhere east of 99, flushing your water heater once a year is genuinely worth doing, and your tank will not last as long as the manufacturer’s brochure claims. If you live in Laguna or Laguna West, scale is not your problem, and anyone selling you a softener out here should be asked for a number.

One more thing worth knowing. Some wells in both service areas are treated at the source to remove arsenic, iron, and manganese. The water that reaches your tap meets every state and federal standard. But it explains why rust-colored staining in a toilet tank shows up in Elk Grove more often than people expect and why it is not always a sign that your own pipes are failing.

Old Town Elk Grove and the Waterman corridor (95624)

The original settlement and the only part of the city with genuinely old housing stock. The District has confirmed there are no galvanized service lines left in its own system, but that stops at the meter. Inside these houses, original galvanized supply piping and cast iron drain lines are still common, along with the low pressure and root intrusion that come with them. If your house predates the freeway, we scope before we quote.

Laguna, Laguna West, Laguna Creek, and Lakeside (95758)

Built through the 1990s, when Elk Grove went from farm town to suburb in about a decade. Copper supply, ABS drains, PVC laterals. These homes are now hitting thirty, which is exactly when copper under a slab starts producing pinhole leaks and when the original water heater has been replaced once and is due again. Some homes from the early part of this window were built with polybutylene supply lines, which fail without warning. We can identify it in five minutes.

Laguna Ridge, East Franklin, Madeira, Sterling Meadows, and the District56 area (95757)

Built 2000s to today. PEX supply, PVC drains, pressure regulators at the meter, and increasingly tankless. The pipes are young. The failure points are the water heater, the fittings, and the PRV. When a builder-grade pressure regulator gives out, incoming pressure can climb past the 80 psi code limit and start blowing out supply lines one at a time.

Rural east Elk Grove, including the Sheldon area (95624)

Parts of the city are still on private wells and septic systems. That is a completely different plumbing problem, with pressure tanks, well pumps, and a leach field instead of a lateral. If that is your house, tell us when you call, because we bring different equipment.
