Sunnyvale Is a Regular Stop for Our South Bay Crew
Sunnyvale work is scheduled through our South Bay team, the crews who are in Santa Clara and San Jose every week. You call one local line, get a time slot on a nearby route, and talk to the person who will actually diagnose the problem.
Before we arrive, we ask which side of El Camino the house is on and roughly when it was built. In this city those two answers predict more about a plumbing call than almost anything else.
We cover Sunnyvale from Lakewood Village and the neighborhoods near the Bay down through the Heritage District and the south side.

What Makes Sunnyvale Plumbing Different
El Camino Splits Your Water in Two
The City of Sunnyvale buys water from two wholesalers and adds its own wells. North of El Camino, homes get mostly Hetch Hetchy water from the San Francisco Public Utilities Commission. South of it, homes get treated water from Valley Water, and in peak summer demand the city blends in groundwater from its deep wells.
The difference is large. The city’s water quality report lists average hardness of 47 milligrams per liter for the Hetch Hetchy supply, about 2.7 grains per gallon. Valley Water averaged 82, about 4.8 grains. The city wells averaged 287, about 17 grains, which is very hard.
So a water heater on the north side can last years longer than the same model a mile south, and a softener that makes sense on one street is unnecessary on another. Some homes near the city’s western edge are served by California Water Service instead of the city, and their water is different again.
Grease and Roots in a Clay Sewer System
Almost all of the city’s sewer mains are vitrified clay, and the city’s own sewer management plan names grease and roots together as the main cause of overflows. Grease narrows the pipe, and roots find the joints.
The lateral from your house to the main is the owner’s responsibility. The city may clean the section under the sidewalk as a courtesy, but only if there is a cleanout at the property line, and it does not install cleanouts on private laterals. When a lateral is replaced, the city requires a cleanout at the outside of the building and another at the property line.

Near the Bay, the Ground Stays Wet
Planning studies for the Moffett Park area put groundwater as little as three to six feet below the surface, in clay soils that drain poorly. Ground like that keeps buried pipe wet and lets water find its way into any lateral with an open joint.
The city also requires a backwater valve on a sewer connection where the finished floor sits 12 inches or less above the rim of the nearest upstream manhole. In a low-lying house, that valve is what keeps a backup in the public main from coming up through your lowest drain.
Your Pipes by Era
The Heritage District around Murphy Avenue (94086).
Craftsman bungalows and Spanish-style houses from the early 1900s through the 1930s. Galvanized supply and cast iron drains are still in service where nobody has repiped.
The postwar boom.
Sunnyvale went from about 3,200 homes in 1950 to more than 15,000 in 1960, including over a thousand Eichlers built on concrete slabs. Copper supply under or around the slab and cast iron drains are typical, and both are now sixty or more years old.
Newer construction.
Copper or PEX supply and plastic drains. The calls are about water heaters, pressure regulators, and fixtures.

SUNNYVALE PLUMBING FAQ
- Does my side of El Camino change whether I need a water softener?
Yes, it does. North of El Camino the water is mostly Hetch Hetchy at under 3 grains per gallon, and a softener rarely pays for itself there. South of El Camino the water is harder, and in summer the city blends in well water at about 17 grains. Tell us your address and we will tell you which case you are in.
- Will the City of Sunnyvale clean my sewer lateral?
No, not the part on your property. The lateral is the owner’s responsibility. The city may clean the section under the sidewalk as a courtesy, but only when a cleanout exists at the property line.
- Do I need a backwater valve on my sewer line?
Yes, if your finished floor sits 12 inches or less above the rim of the nearest upstream manhole. The city requires one in that case. It stops a backup in the public main from coming up through the lowest drain in the house.
- Does replacing the water pipes in my house need a permit in Sunnyvale?
Yes, it does. The city requires a plumbing permit to replace residential water supply piping, with a rough inspection and a final inspection. Work that reaches into the street or sidewalk also needs an encroachment permit. We file both.
- Do you work in the parts of Sunnyvale served by Cal Water?
Yes, we do. The water provider changes what comes out of the tap, not the plumbing work itself. On a Cal Water address we check hardness before recommending anything for the water heater.
