On an Acre Lot, Finding It Matters More Than Fixing It
Granite Bay parcels are large, the utility runs are long, and the ground is unforgiving. On most jobs here the diagnostic work costs less than the excavation it prevents.
Every truck carries a sewer camera, a line locator, and leak detection equipment. We mark the exact position and depth of the failure before anyone breaks ground.
That keeps the opening small, which on a Granite Bay property usually means the difference between a two-foot pit and a trench across a paver driveway and thirty years of landscaping.

What Makes Granite Bay Plumbing Different
Granite Bay is a soft-water community built on hard ground. Neither of those facts is obvious from the street, and both of them show up on the invoice.
The Softest Water in the Region, and What It Does to Copper
San Juan Water District serves Granite Bay with treated surface water from Folsom Lake. The 2025 report lists hardness at 17 mg/L, calcium at 4.6 mg/L, and total dissolved solids at 31 mg/L. That is roughly 1 grain per gallon.
Scale is not shortening the life of anything in your house. There is barely enough mineral in this water to form scale in the first place, which is why a water softener in Granite Bay is usually money spent on a problem you do not have.
The trade-off is corrosion. Water this low in mineral is also low in alkalinity, so it leaves very little protective film on the inside of copper and brass. Pinhole leaks in copper and brass valve bodies that fail without warning turn up here far more often than scale ever does. High static pressure accelerates all of it, which is why we put a gauge on the hose bib before we talk about repairs.

Rock Two Feet Down and a Paver Driveway on Top
Decomposed granite starts shallow across most of Granite Bay, and a sewer line laid through it in 1985 sits under whatever the owner has built since. Pavers, retaining walls, irrigation, and oaks with fifty years of root spread.
So we avoid the trench where the pipe and the route allow it. Pipe bursting pulls a new line along the path of the old one and needs an access pit at each end instead of a cut across the property. The camera inspection tells us whether your line qualifies, and we say so before you commit to anything.
We backfill and compact everything we open. We do not re-seed lawns or pour concrete, and we tell you that up front rather than at the end.
Your Pipes by Era
1960s and 1970s.
The earliest custom homes, mostly along the Douglas and Auburn Folsom corridors. Copper supply of that vintage has now had fifty years of low-alkalinity water running through it, and this is where pinhole leaks concentrate.
1980s and 1990s.
The main buildout. Copper supply and ABS drains on larger parcels, with long service runs between the meter and the house. The pipe is generally sound. The pressure regulators and water heaters are not.
2000s and later estates.
PEX supply on many builds, multiple water heaters, recirculation loops, and outdoor gas. More systems means more failure points, and the recirculation pump is usually the first one to go.

Plumbing Services in Granite Bay
Drain Cleaning in Granite Bay
Cabling and hydro jetting. Forty years of buildup narrows a drain more than most owners expect, and jetting takes the pipe back to full diameter.
Sewer Line Repair & Replacement in Granite Bay
Camera inspection first, always. The route and the rock decide whether this is pipe bursting or open trench, and only the camera answers that.
Whole-Home Repiping in Granite Bay
PEX or copper, permitted and inspected. Worth discussing on any 1960s or 1970s house with a history of pinhole leaks.
Water Heater Repair & Installation in Granite Bay
Tank and tankless, including the multiple-unit and recirculation setups common in the larger homes here.
Leak Detection in Granite Bay
Electronic and thermal location. On an acre lot, tracing the line is the entire job and the repair is the easy part.
Water Line Repair & Replacement in Granite Bay
Service line breaks between the meter and the house. On these parcels that run is often the longest and deepest pipe on the property.
Gas Line Installation & Repair in Granite Bay
Permitted, pressure-tested, inspected. Outdoor kitchens, fire features, pool heaters, and standby generators.
Appliance Connections & Valve Replacement in Granite Bay
Dishwashers, refrigerators, washing machines, and the shutoff valves behind them. Brass valve bodies in this water fail from the inside, and they fail closed as often as open.

GRANITE BAY PLUMBING FAQ
- Who owns the water line between the meter and the house?
You do. San Juan Water District ordinance 10000 puts the customer in charge of every water facility from the customer side of the meter box all the way into the structure, and the district’s responsibility ends at that point. On a Granite Bay parcel that private run can be very long and very deep, which is why a leak on it usually shows up on your bill weeks before it shows up on your lawn.
- What pressure should my house be running at?
Under 80 psi. California plumbing code requires a pressure regulator once static pressure passes that figure, and plenty of houses here sit above it without anyone noticing. The water district will not adjust a customer-owned regulator, so it is your equipment either way. High pressure shortens the life of every valve, appliance, and joint in the house, and it accelerates the copper corrosion this area already has. A gauge on a hose bib settles it in two minutes.
- I have two water heaters. Do both need replacing at the same time?
Not automatically, but it is usually the cheaper decision. If the units went in together they are aging together, and replacing one means paying for a second permit, a second inspection, and a second visit within a couple of years. We give you both numbers so you can compare them rather than assuming.
- Can you work on a house with a hot water recirculation loop?
Yes, and the pump is often the actual problem. On the larger builds here, a failed recirculation pump gets misread as a water heater fault, and people replace the wrong thing. We check the loop and the pump before we quote a tank.
- I live behind a gate. How does that work for an emergency call?
Tell us at the time of the call and we will handle it with you. Guard-gated communities here need the vendor cleared at the gate before the truck arrives, and at two in the morning that step is on the homeowner, not on us. The fastest thing you can do while we are on the way is notify the gate. If your association keeps an approved vendor list, it is worth getting us on it before you need us rather than during.
